LL sold place & gave me 60 days to vacate. can i use my dep/last mon.rent w/o pay this last mon w/o any probs?

plus months ago we saw surveyors & asked if he was selling but he said it was a property dispute. also he would never give us a lease or receipts but utility records show us @ that address. he would not let me put up "beware of dog" sign & my dog got into a fight w/another dog in my yard. plus he never fixed outside nitelites. our bathroom w/board over windows-was in his yard where he works where we had no access but could hear him on phone @ lots of other weird stuff.supposedly the no lease thing is legal so would he be able to have the cops put us out quicker?
